Demystifying the Process: Top Questions to Ask Your Estate Agent when Selling your House

Selling a house can be an exciting yet overwhelming experience. You've poured your heart and soul into your home, and now it's time to find the perfect buyer. But with so much at stake, how do you ensure you're getting the best possible representation?

Here are some key questions to ask your estate agent, whether you're interviewing potential agents or working with someone you've already chosen:

Understanding the Market:

  • Valuation: What is your recommended asking price, and how did you arrive at that figure?
  • Market Comparison: Can you show me comparable properties that have recently sold in the area?
  • Selling Timeline: Based on current market conditions, how long do you think it will take to sell my house?

Marketing and Strategy:

  • Marketing Plan: What is your marketing strategy for my property? Where will you advertise it?
  • Open Houses: Do you recommend holding open houses? Why or why not?
  • Negotiation Strategy: What is your approach to negotiating offers? How will you keep me informed throughout the process?

Fees and Communication:

  • Commission Structure: What are your fees, and how are they structured?
  • Communication Style: How often will you communicate with me, and what is your preferred method of communication (email, phone calls, etc.)?
  • Availability: How available will you be to answer my questions and address any concerns I may have?

Beyond the Basics:

  • Experience: How long have you been working as an estate agent? Do you have experience selling properties similar to mine?
  • Local Knowledge: What is your knowledge of the local market and neighborhood?
  • References: Can you provide me with references from past clients?
